Receive complaints when things break. It's almost always appliances. Decide whether to repair or replace. For repair: -- Carlos, Golden Gate Appliance Repair, 661-4430 or 742-2930 -- pay with a credit card (details to be resolved). For the Gaffers and Sattler stove in 4510, the people who know how to fix it are: -- Reliable Stove Exchange, 3150 18th St. #111, SF, CA 94110, (415) 864-0222 -- C&C Appliance, (415) 509-2546. For the Asko dishwasher in 4510: -- Warranty service 800/898-1879. -- AM Appliance Group, Richardson, TX -- 972/644-8595. Cherin's (where we bought the Asko) recommends: -- Box Appliance 888 782 9653 open M - F 8 - 4:30 -- Acclaim Appliance Repair 650 585 6575 open M - Th 8:30 - 5:30 and till 4 on Friday. For small carpentry repairs e.g. window sash rope fails: -- Use our current handyman, whomever that happens to be. When a tenant moves out (almost never happens): -- Clean up apartment esp. paint (Rechenbach) and carpets (call around for best deal). -- Find (on Craigslist -- w/ photos; I have some) tenant candidates. -- Vet them with application form, credit check from SF Apartment Assn, and in person. -- Select new tenant. -- Use the latest version of SFAA's lease, updated annually as rent control rules change. Get trees pruned (in garden apartment yard and on 19th St.): -- Once every couple of years -- Johno Campos, Calif. Tree Care, 725-7593 or 285-2802. Annually (I usually do these on April Fool's Day): -- Replace the furnace filter in 4508 and 4510 (buy at Cliff's). -- Replace the batteries in all the smoke detectors (there are at least 9, maybe more). Once every couple of years, recharge all the fire extinguishers. Make an appointment with Fire King 663-8234. They will tell you to do it annually but that's unnecessary. There are many: 1 in basement 1 in garage 1 in 4500 2 in 4508 3 in 4510 1 in 4512 -- 9 total (7 are 10 lbs, 2 are 5 lbs) When there is a big rainstorm (don't worry about small showers): -- Check the basement.
